Overview

Langford is the busiest part of the West Shore, and it has grown quickly over the last couple of decades. You’ll find big-box shopping and local spots, restaurants, sports fields and a steady stream of new neighbourhoods.

For many buyers, Langford offers more home for the money than the core, with everything you need for daily life close by.

Areas within Langford

City centre. Condos and townhomes close to shops, restaurants and City Centre Park.

Westhills. A newer, master-planned community around Langford Lake, with townhomes, single family homes and a stadium and Y in the neighbourhood.

Bear Mountain. Up on the hill, with golf, mountain biking and big views. Homes here tend to be larger and newer.

Happy Valley and Luxton. A mix of established family homes and newer builds, a little quieter than the city centre.

Florence Lake and Goldstream area. Homes near the lakes and close to Goldstream Provincial Park.

Homes

Langford has a lot of newer construction: condos and townhomes near the city centre, family homes in Westhills and Happy Valley, and larger homes on Bear Mountain. If a newer home is high on your list, Langford is worth a close look.

Yes. With so many newer condos and townhomes, it’s one of the most popular areas for first-time buyers in the region.

Langford or Colwood?

Langford is busier with more amenities; Colwood is quieter and closer to the beach. My Langford or Colwood guide compares the two.
