Langford or Colwood? Comparing the West Shore

They sit right next to each other, but Langford and Colwood each have their own feel. Here’s how they compare, so you can figure out which one fits you.

New townhomes at dusk on the West Shore

Plenty of buyers start their search in the core and end up looking west. The West Shore gives you more space for your money, newer homes and lots of green space. The question I hear next is usually, “Langford or Colwood?” Both are great. They’re just different.

Langford: busy, growing and close to everything

Langford is one of the fastest-growing cities in B.C., and you can feel it. There’s a lot happening here: shopping, restaurants, sports fields and new neighbourhoods going up every year. If you like having everything you need within a short drive, Langford makes daily life easy.

Areas to know

  • Westhills: a newer, master-planned community built around Langford Lake, with townhomes, single family homes and a stadium and Y right in the neighbourhood.
  • Bear Mountain: up on the hill, with golf, mountain biking and big views. Homes here tend to be larger and newer.
  • Happy Valley and Luxton: a mix of established family homes and newer builds, a little quieter than the city centre.

For the outdoors, you’ve got Goldstream Provincial Park, Langford Lake, Florence Lake and the Galloping Goose Trail.

Colwood: coastal and a little more relaxed

Colwood is smaller and feels a bit calmer. What really sets it apart is the water. You’re close to Esquimalt Lagoon, Royal Roads and the beaches along the coast, so if you love walks by the ocean, Colwood is hard to beat.

Areas to know

  • Royal Bay: a newer seaside community with family homes, parks and its own high school, Royal Bay Secondary.
  • Lagoon area: close to Esquimalt Lagoon and Hatley Park, with some of the best views on the West Shore.
  • Colwood Corners and Wishart: established neighbourhoods close to shops and transit.

Side by side

  • Size: Langford is the bigger of the two, with about 46,000 residents (2021 Census). Colwood has about 19,000.
  • Homes: both have plenty of newer construction. Langford has more condos and townhomes near the city centre. Colwood leans more toward single family homes and seaside communities.
  • Lifestyle: Langford is busier and more convenient. Colwood is quieter, with the ocean on your doorstep.
  • Schools: both are part of School District 62 (Sooke). Always check catchment for a specific address.

A word about the commute

If you’ll be heading into downtown Victoria every day, plan for traffic. Most of the West Shore funnels through the same couple of routes, and rush hour can add a good chunk of time. Bus lanes help, and the Galloping Goose Trail is a great option if you like to cycle. I always suggest doing a test drive at the time you’d actually be commuting before you buy.

So which one is right for you?

If you want convenience, newer amenities and lots going on, Langford is a great fit. If you’d rather be close to the water with a slower pace, take a good look at Colwood. And honestly, the best way to decide is to spend a Saturday in each. Grab a coffee, walk the neighbourhood and see which one feels like home.
