Overview

The City of Victoria is the provincial capital and the centre of Greater Victoria. It’s where you’ll find the Inner Harbour, the Parliament Buildings, most of the region’s restaurants and shops, and some of its oldest and most beautiful neighbourhoods.

If you like being able to walk or bike to almost everything, Victoria is hard to beat. Many people here run errands on foot and only use the car on weekends.

Areas within Victoria

Downtown and Harris Green. Condos close to everything: restaurants, the harbour, shops and offices. Great for a lock-and-leave lifestyle.

James Bay. One of the oldest neighbourhoods in Western Canada, tucked between the Legislature, Beacon Hill Park and the ocean. A mix of heritage homes, condos and the Fisherman’s Wharf houseboats.

Fairfield. Tree-lined streets, character homes and Cook Street Village, with Dallas Road and the waterfront a short walk away.

Rockland. Large lots and grand older homes near Craigdarroch Castle and Government House.

Fernwood. A creative, close-knit neighbourhood built around Fernwood Square, with older homes, suites and a strong community feel.

Vic West. Just across the Johnson Street Bridge, with newer condos near the water, the Songhees walkway and quick access to the Galloping Goose Trail.

Homes

Victoria has the widest mix of homes in the region. Downtown is mostly condos, while neighbourhoods like Fairfield, James Bay and Fernwood have many character and heritage houses, often with suites. Townhomes and newer low-rise buildings are scattered throughout.

Older homes here can be full of charm, and it’s worth knowing what you’re buying. I’ll help you look at heritage status, past renovations and anything an inspector should take a close look at.

Parks and outdoors

Beacon Hill Park is the city’s big backyard, with gardens, ponds, playgrounds and views across the Strait of Juan de Fuca. Right next door, the Dallas Road waterfront is one of the most popular walks in the city. The Inner Harbour, Fisherman’s Wharf and the Galloping Goose Trail round things out.
