Overview
Oak Bay is just east of downtown Victoria, with the ocean wrapped around most of it. It’s one of the region’s most established communities: tree-lined streets, beautiful gardens, character homes and a real small-town feel, even though downtown is only a short drive away.
Life here tends to centre on Oak Bay Avenue and the Village, where you’ll find cafés, bakeries, independent shops and the kind of place where people stop to chat on the sidewalk.
Areas within Oak Bay
The Uplands. Large lots, winding roads and some of the most beautiful homes in the city. The neighbourhood was laid out in the early 1900s by the Olmsted Brothers firm, the same landscape architects behind some of North America’s best-known parks.
The Village and South Oak Bay. Walkable streets close to the shops on Oak Bay Avenue and the waterfront along Beach Drive. Great if you like to leave the car at home.
North Oak Bay and Henderson. Family homes close to schools, the University of Victoria and the Henderson Recreation Centre.
Estevan and Willows. Close to Willows Beach and the little Estevan Village shops, with a relaxed, beachy feel.
Homes
Most homes in Oak Bay are detached, from 1920s and 1930s character homes to updated family houses and newer builds. There are fewer condos and townhomes here than in other parts of the city, and most of them are near the Village.
Because there’s so little new land, good homes in Oak Bay don’t come up often. If you’ve got your heart set on a certain street, it helps to be ready when the right one lists.
Schools
Oak Bay is part of Greater Victoria School District 61. Public schools include Willows Elementary, Monterey Middle School and Oak Bay High School. Glenlyon Norfolk School is a well-known independent option nearby. Always confirm catchment with the district for a specific address.
Beaches and parks
Willows Beach is the heart of summer in Oak Bay, with sandy shore, a playground and a calm swim on warm days. Uplands Park and Cattle Point have Garry oak meadows, trails and views across Haro Strait to the San Juan Islands. And the drive or bike ride along Beach Drive is one of the prettiest in Greater Victoria.
